A “pocket Listing” occurs when the listing agent convinces the seller to not list their home on the local MLS. A client may not want their home listed on the MLS because of their need for privacy. The seller could only want to sell to certain groups of people and not want strangers touring the home. According to Inman News the MLS was the number one website used by homebuyers searching for a home in 2012. Over 54% of the homebuyers who used the internet used the MLS. For the second year in a row, more buyers first saw the house they eventually purchased on the Internet (42 percent) than heard about it from a real estate agent (34 percent). The traditional marketing system or MLS offers sellers the greatest opportunity to obtain the highest sale price. While some greedy brokers may try to gain both sides of the sale, they risk the inevitable lawsuits which consumers will file alleging they were deprived of the opportunity to get the highest price for their home.
