Avalon Place

The innerloop neighborhood of Avalon Place was founded by Dr. William Thomas Dickey who came to Houston in the 1880’s. He bought 460 acres of land that extended 1000 feet on each side of Kirby Drive. When the debt became to high he sold 300 acres of the low land. This low land became the planned subdivision of River Oaks. The building of Addicks dam and reservoir down river in 1945 controlled the flooding of this low land.

Avalon place has long been considered an extension of River Oaks. The subdivision is located between Westheimer, San Felipe, Dickey Place, and Bellmeade Dr. This coveted Houston Real Estate is close to Montrose with it’s antique stores, fine dining, thrift stores and funky boutiques. The HISD schools assigned to Avalon Place are Lamar High School, Lanier Middle School and River Oaks Elementary. The traditional two story homes have been so well maintained, that there are only a handful of new homes nestled among them.

The average cost of a home in Avalon Place is $1,083,000. Depending on the year built and style of your home, the sale price may be as low as $539,000 for a home built in 1955. For a home luxury home built after 2000, be prepared to pay somewhere between $1,300,000 to $2,600,000 for the home. Since 2000 custom homes have been built by Lovett, Seven Bricks, G3 Builders, Frankel Building, Cronin Building, Dakota Blue Homes, Kurt Aichler, Bardwell Building, Overstreet, and Mike Attar.
