Afton Oaks is one of the finest neighborhoods in Houston. Originally farm and ranch land, it was developed between 1950 and 1959. While many of the original homes remain, some homes have been replaced with newer construction because of the convenient inner loop location, excellent selection of schools and many local amenities. Today Afton Oaks is a premier inner loop residential community. It is part of the Houston integrated school district and the local public schools are St George Place Elementary School, Lanier Middle School, and Lamar High School. St. John’s and River Oaks Baptist are highly rated local private schools.
Houston, unlike many other urban areas has a large number of magnet schools starting at the elementary level, so students can get a strongly focused education in areas they have an interest in. Afton Oaks is located between the Galleria / Uptown Area and Highland Village. The northern boundary of the neighborhood is Westheimer Road and the southern boundary is the Southwest Freeway. The western boundary is the 610 Loop and on the east is Mid Lane.
The Afton Oaks community includes many multimillion dollar residences located on generous lots, where numerous affluent Houstonians reside. A significant number of the older homes have been torn down and newer homes with more square footage have replaced them. There are also some areas near the 610 West Loop where spacious, contemporary 3 story townhomes have been built. Afton Oaks has a strong real estate market. In the last decade builders such as Casa Bella, Covington, Southampton, Lovett, Richard Price, Traditional Concepts, Rohe & Wright, Signature and Belmont have built homes ranging from 5,000 to 8,000 square feet selling from $1 million to $2.5 million. Older homes located near the Southwest Freeway or on Richmond Avenue can still be bought for under $300,000.
A sample of recent listings includes a $2 Million Mediterranean style 5/6 home of 5,000 sq. ft. with distinctive high ceilings, elegant finishes and excellent entertainment features. A perfect country home, recently constructed on a lovely landscaped lot with spacious and gracious interiors and a dining room equally suitable for intimate dinners or elegant entertainment is $750,000. A ranch style home with appealing dimensions, traditional landscaping, three bedrooms and two bathrooms is reasonably priced at $599,000. Houston Association of Realtors statistics for 2011 show 1,186 single family properties, a neighborhood property value range of approximately $712 K to $2.2 million and a median appraised value of approximately $1 million.
Afton Oaks has significant natural beauty. Old growth hardwood trees and an abundance of flowering plants contribute to an environment where walking and biking are always a pleasure. Within one mile, pedestrians can easily reach an excellent selection of shops and restaurants in Highland Village or the Galleria. Another important feature of this community is its 50 year history of civic participation. Both the Civic Club and Houston Police Department contribute to keeping the neighborhood safe.
