Catching and Keeping the Best Tenants Means Offering the Best Place to Live

Finding the Best TenantsSafety is possibly the number one factor in a tenant’s choice of a home. A safe neighborhood reduces stress and increases flexibility especially with regards to returning home late at night. In a low crime neighborhood there is less worry about violent crime and theft. Many townhome communities have gated access and round the clock security adding extra protection.

Life style can strongly influence a tenant’s selection of rental property. Families might prefer a single family home with a large yard in a quiet neighborhood close to schools. Young professionals might prefer townhomes close to restaurants and nightlife with low maintenance landscaping. Most everyone appreciates access to cultural amenities and good shopping.

An easy commute to work also reduces stress and can add many hours of leisure time. Living close to work or within easy access to good public transportation frees potential tenants from waging war with snarled traffic. Houston does not have a sophisticated public transportation system, but inhabitants of the inner loop have far better access than those living in other parts of the city. Living within three miles of work means it’s possible to walk or bike rather than drive. It takes one hour to walk and 22 minutes to bike from the Museum District to Downtown Houston. This is a healthy, peaceful and green way to get to work.

Townhomes can be very appealing because they offer the privacy of a single home with adequate square footage as well as an outdoor space useful for relaxation and entertainment that doesn’t require much care. Townhomes have smaller lots than single family homes so rent may be less for equivalent living space.

Layout of the townhouse may be a deciding factor in a tenant’s choice of home. Some townhomes have large living areas and small bedrooms. Others may have one or two spacious bedrooms or three cramped ones. Frequently people share townhomes and entertain their guests in their bedrooms. In this type of arrangement, tenants prefer larger bedrooms. Families with children would likely prefer more bedrooms and trade off on space.

Many tenants may want garage parking that offers them, security, protection and convenience. But with such a tight rental market compromises can be made and adequate street parking may be acceptable. In some urban areas there is sufficient street parking but this is something that varies by neighborhood. Lack of adequate parking is a substantial deterrent for potential residents.

Houston is a prosperous city which had an increase in population of close to 64,000 in the last year. The housing market offers attractive deals for landlords and investors. Purchase prices are attractively low when compared to rental incomes and these rents will only go up with single digit vacancy rates and a continuing influx of renters. Offering the most choice and advantageous properties to tenants is the best way to attract reliable and long term leaseholders.

Today Houston’s Inner Loop is the hottest and most trendy place to live.
