The heritage of Sugar Land dates back to the original Mexican land grant given to Stephen Austin. Oakland Plantation, the land of Samuel M. Williams, was one of the first settlements on the land that is now Sugar Land. In its early years, the plantations on Sugar Land were the center of social life for the region.

By the 1950s, Sugar Land was practically self-contained as a community for workers of the Imperial Sugar Company, which developed from the original sugar plantations. This is where the area got its name. It became a general law city in 1959. Just one year later the first modern type subdivision was developed. In 1968, a master planned community complete with country club was built, and the Sugar Land genre was defined. Today, newly developed master planned communities sit alongside these historic neighborhoods to make up modern Sugar Land.

What Makes Sugar Land Special

Sugar Land’s location near the river makes it a beautiful place to call home. Residents enjoy spending an afternoon watching the Sugar Land Skeeters playing in their picturesque park, while others move to the area because of its excellent housing communities, medical care and, most importantly, overall safety. The appealing Sugar Land town square with its restaurants and shops adds to the appeal of this community.

Sugar Land tends to appeal to the most affluent in the greater Houston area, with the average income in Sugar Land being twice that of the national average. It’s in the highly rated Fort Bend school district, which means residents can get an excellent education as well.

In fact, the city has six master planned communities, with the amenities that one would expect from an affluent neighborhood.  First Colony is the dean of the planned communities with 16,799 houses, apartments and townhomes.    The other planned communities are Avalon, Lake Pointe Town Center, River Park, Telfair, and Sugar Creek.   The communities are known for extensive greenbelts, lakes, waterfront villas, golf courses, brownstones, and custom homes.
