History

Medical Center Area
The Texas Medical Center was charted under the laws of the state of Texas in 1945.  The oldest improved dwelling in the South Gate subdivision was built in 1926.   This subdivision is located on the south side of University Boulevard street across from Rice University.  The area was to be used for residences only.

Museum Area
This area was developed after 1900 as affluent residential development.  The Courtlandt Place Historic District was one of Houston’s earliest wealthy neighborhoods.  The first houses were built in 1909.  James Baker Jr. established the Broad Acres subdivision in 1922 with the land he purchased in 1906.

The Medical center area is located from Main Street to the west, Herman Drive to the north, Almeda drive to the East, and Old Spanish Trail to the south.

Museum District
The Museum District is located south of Westheimer road, east of Shepherd Drive, west of Highway 288, and north of Rice to Sunset to Herman Dr.

Housing

The discovery of oil in Spindeltop and the completion of the Houston Ship Channel in 1914 created the need for luxury housing in Houston.  Houston was now home to Twelve Oil Companies including Humble Oil and Refining.   The era of the Oil rich had begun and Houston would never be the same.  In 1922 George Hermann donated land to the city for a park

This area with its flatland and close proximity to Rice University, downtown, and Herman Park became the epic center for residential housing.  Homes still standing were built with architectural plans drawn by nationally renowned architects.  Sunset Boulevard, and Courtlandt Place feature homes which 100 years later are architectural treasures.

The Medical/Museum District offers classic homes in great neighborhoods.  Homes in this area can cost from $160,000 to $11,500,000.  Builders such as Cityside Homes, Mazzarino, Silverkey Homes, Hampton Lane Builders, Crestview Homes,  Cityside Homes, Legion Builders, Farb Homes, and Intexure Homes are actively building stunning new homes today.  New construction features many new town homes and patio homes.
